Dues & Payments

Dues and assessment bills are mailed four times a year. Residence and property dues are payable on the fifteenth (15) of February, April, June and August.

A $25.00 late fee is charged if payment is not received within fifteen days of the due date.

Homes 2025

$911.00 annually ($227.75 quarterly)


10% Senior or veteran discount:
$820.00 annually ($205.00 quarterly)

Lot 2025

$612.00 annually ($153.00 quarterly)


10% Senior or veteran discount:
$551.00 annually ($137.75 quarterly)

Second Lot 2025

$490.00 annually ($122.50 quarterly)

Fees & Discounts

Initiation Fee - A one-time initiation fee of $1,000.00 is charged to all new homeowners. Please have your attorney contact the office prior to any real estate closings for current dues and assessments information.

Senior Citizen Discount - At the age of sixty-two, Senior Citizens are entitled to a 10% discount on their Dues & Assessment bills. Proof of age must be provided to the office.

Military Discount - Military veterans and active personnel are eligible for a 10% discount on their Dues and Assessment bills. Proof of service through a military identification card or discharge forms are required. This discount shall not be applied if the account is currently receiving a 10% Senior Citizen Discount.

Returned Check Fee - A $50.00 fee charged for all returned checks.

Collections - Any member whose account is sent to an attorney or collection agency for non-payment will be required to pay reasonable attorney fees and court costs in addition to the outstanding balance.

Financial Hardship - Any member who is experiencing a temporary financial hardship can apply to the Trustees for a special payment option. The Trustees will work with the member to avoid late fees, not to reduce the Dues & Assessments owed.

Assessments

Special Assessments are not included in regular membership dues. The L.C.P.O.A. Board of Directors has the authority to impose special assessments to cover one-time expenses for any major repair or improvement.

Official ballots were mailed on Oct 31st, 2025

  • Ballots are due by Dec 15th, 2025.
  • Ballots MUST include your account #.
  • Ballots MUST be mailed to:

  • Do not return your ballots to the office or any other address.
  • Please contact the office if you did not receive a ballot in the mail.

Boat Rack Clean-out Deadline

All boats must be removed from the boat racks no later than Nov 31st, 2025

Boats left on the racks after this date may be subject to removal and/or fine.
