Dues & Payments
Dues and assessment bills are mailed four times per year and are due: February 15th, April 15th, June 15th, and August 15th.
A $25.00 late fee is charged if payment is not received within fifteen days of the due date.

- Click "Need to Register?"
- Select "I am an owner"
- Enter your 6-digit account number (found on your account statement)
- Select the correct primary owner name and property address
- Follow the prompts to complete your registration
How to Make a Payment
Step 1:
Activate your online portal account using the registration instructions above.
Step 2:
Log in to your account and click "Make a Payment."
Step 3:
Select "Add New Payment Method" and choose your preferred payment type.
Available Payment Options & Fees
- Credit Card: 3.5% processing fee
- Debit Card: $5.95 processing fee
- Bank Account (Checking or Savings):
- One-time payment fee: $2.95
- AutoPay payments after setup: $0.99 each
- If AutoPay is not enabled, the $2.95 fee applies to every payment
After selecting your payment method, choose either:
- One-Time Payment, or
- AutoPay
Then enter your payment amount and complete the checkout process.
Fees & Discounts
Initiation Fee - A one-time initiation fee of $1,000.00 is charged to all new homeowners. Please have your attorney contact the office prior to any real estate closings for current dues and assessments information.
Senior Citizen Discount - At the age of sixty-two, Senior Citizens are entitled to a 10% discount on their Dues & Assessment bills. Proof of age must be provided to the office.
Military Discount - Military veterans and active personnel are eligible for a 10% discount on their Dues and Assessment bills. Proof of service through a military identification card or discharge forms are required. This discount shall not be applied if the account is currently receiving a 10% Senior Citizen Discount.
Returned Check Fee - A $50.00 fee charged for all returned checks.
Collections - Any member whose account is sent to an attorney or collection agency for non-payment will be required to pay reasonable attorney fees and court costs in addition to the outstanding balance.
Financial Hardship - Any member who is experiencing a temporary financial hardship can apply to the Trustees for a special payment option. The Trustees will work with the member to avoid late fees, not to reduce the Dues & Assessments owed.
Assessments
Special Assessments are not included in regular membership dues. The L.C.P.O.A. Board of Directors has the authority to impose special assessments to cover one-time expenses for any major repair or improvement.
